Checklist to Evaluate Profitability in Paraguay

Post actualizado el día octubre 25, 2026 by DeiviSanzPlay

Before moving a guaraní into any financial product, it is worth subjecting the opportunity to an orderly filter. This checklist is intended for those who already have a specific proposal on the table (a term deposit, an apartment for rent, a fund, or an agricultural estate) and need to know whether the promised number withstands an honest analysis.

1. Starting point: what return are you comparing

The most frequent mistake I see in inquiries is mixing nominal rates in guaraníes with returns in dollars without adjusting for inflation or the exchange rate. Paraguay has a highly dollarized economy in real assets (real estate, vehicles, grains) but with deposits and loans mostly in local currency. According to documentation from the Central Bank of Paraguay (BCP), local inflation has historically fluctuated within ranges that mean a nominal rate of 8% in guaraníes can equate to a much lower real return.

Initial checklist

  • Is the rate nominal or effective annual?
  • Is it expressed in guaraníes or in dollars?
  • Did you discount the BCP’s projected inflation to obtain the real return?
  • Did you include the opening commission, VAT on interest, and any administrative expenses?

2. Counterparty risk and regulatory backing

In Paraguay, supervision of entities that take money from the public falls to the BCP. A cooperative, a finance company, or a brokerage firm does not have the same guarantee regime as a bank. Always check whether the entity appears in the official registries and whether any applicable deposit guarantee fund exists; in the country this mechanism is limited and does not cover all products.

Counterparty checklist

  • Is the entity registered and supervised by the BCP?
  • Does the product have backing from a guarantee fund? Up to what amount?
  • Who is the actual issuer of the promissory note or security?
  • Is there a risk rating published by a local rating agency?

3. Real estate investment: the return that doesn’t appear in the brochure

A typical case: an apartment in Asunción advertised with a gross return of 7% per year. The calculation usually ignores the vacancy between tenants, the property tax, the building management fee, maintenance, and delinquency. In practice, a property that sits empty two months a year can turn that 7% gross into 5% net or less. Add furniture depreciation if the rental is furnished.

Specific verification for brick and mortar

  • Did you calculate the net return by subtracting vacancy, taxes, and common expenses?
  • Does the purchase price include the deed, VAT, and transfer tax?
  • Does the area have an excess supply that pressures rents downward?
  • Does the currency of the lease contract match that of your financial goal?

4. Productive assets and agriculture

Agricultural profitability in Paraguay depends on soybean cycles, weather, and river logistics. An attractive yield per hectare in a good year can disappear with a drought or a road blockade. Here the expert warning is clear: this type of investment does not work for those who need liquidity in less than three years. Selling a portion of a field or a rural lot can take months.

5. Hidden costs that are usually omitted

  • Income tax on capital returns and its withholding.
  • Brokerage commissions on the exchange (local stock exchange).
  • Exit cost: penalties for early redemption in policies or term deposits.
  • Exchange rate spread when converting guaraníes to dollars and back.

6. Final test before signing

Run a pessimistic scenario: lower the return by 30%, raise inflation by two points, and extend the term by six months. If the result is still acceptable, the investment has margin. If it only works in the seller’s optimistic scenario, it is not an investment: it is a bet.

No checklist replaces personalized advice or guarantees results. Inflation and rate data change; it is advisable to review the BCP’s official information before deciding.
