The property tax is the payment you make for being the owner of a plot of land, house, apartment, or commercial space. It doesn’t matter if you live in it, rent it out, or it’s empty: the obligation arises from ownership, not from use. The funds collected through this local tax are supposed to go toward services like street lighting, security, and urban maintenance.
Now then, the dates and amounts aren’t the same everywhere. It’s a mess because each municipality or borough sets its own rules. Here’s what I know for some specific places:
Mexico City
The main period to pay without surcharges is January, February, and March. The trick is to pay early so they don’t hit you with penalties later and you even save a little:
- January 2026: 8% discount for early payment.
- February 2026: 5% discount.
- March 2026: There’s mention of a possible smaller discount, around 4%, but it’s not official across all sources.
For certain groups, such as seniors without fixed income, people with disabilities, single mothers, or widows, there are more substantial benefits. If the cadastral value of your home (your primary residence) doesn’t exceed $2,808,466.00, you can access a fixed bimonthly fee of $68.00. If your property is worth more than that, the same group can obtain a 30% tax forgiveness. These procedures are usually done in person and you must submit documents at a Tax Administration office.
Cancún (Benito Juárez)
Here the discount calendar is different:
- January 7 to 21, 2026: 15% discount.
- January 22 to February 15, 2026: 10% discount.
- February 16 to March 15, 2026: 5% discount.
People with an INAPAM card get a 50% discount year-round, but only for residential-use properties.
Bogotá
The dates are different and so are the mechanisms. You have until April 17, 2026 to pay with a 10% discount. If you miss that date, you can still pay without a discount until July 10, 2026. Additionally, there’s a voluntary system to split the payment into four interest-free installments (SPAC), with specific dates in June, August, October, and December.
How do you pay?
Forget about the endless lines like before. Now almost everything can be done online, which is the most sensible option:
- In Mexico City, you can use the “Tesorería CDMX” app. You register, look up your property tax with the key from your receipt, and pay with a card. At the end, you download your proof of payment digitally. There are also more than 8,800 payment points, including banks and stores.
- In Cancún, online payment is done through the cancun-digital.mx portal.
- In Bogotá, the channel is the Virtual Office of the District Secretary of Finance.
A tip from someone who’s already stumbled: always download or request your official payment receipt right after paying, especially if it’s online. In the comments on Cancún’s posts, you see complaints from people who paid and the system didn’t immediately give them the receipt, or they were given one that wasn’t accepted as valid. It’s your only proof that you’re up to date.
